    How management is normally priced

Almost every long-term residential manager in Central Oregon quotes two things: a monthly management fee expressed as a percentage of collected rent, and a one-time leasing fee charged when a new resident is placed. Everything else is a variation on that structure.

The percentage is the part owners focus on, but the leasing fee and the renewal policy usually matter more to your annual return. A slightly lower monthly percentage paired with an aggressive leasing fee and frequent turnover can easily cost more than the reverse.

What the monthly fee should cover

At minimum: rent collection, resident communication, maintenance coordination, monthly owner statements, year-end documents, compliance with Oregon notice and rent-increase rules, and someone who answers the phone when something fails. If any of those are billed separately, ask why.

    Fees that are normal

    • Leasing or tenant-placement fee when a new resident signs
    • Lease renewal fee, usually much smaller than a placement fee
    • Pass-through costs for approved maintenance and turnover work
    • Optional add-ons like seasonal property checks for second homes

    Fees worth questioning

    • A markup on every vendor invoice on top of the monthly fee
    • Charging a full management fee during vacancy, when nothing is being collected
    • Inspection fees for visits that were already promised in the agreement
    • Automatic annual increases to the fee itself, buried in the renewal language

Why we quote in writing after a walkthrough

A 900-square-foot condo in Bend and a four-bedroom on acreage in La Pine are not the same job. Pricing depends on property type, whether it is a long-term rental or a second home, how many doors you own, and what condition the property is in. We quote it in writing after seeing the property, and we do not bury fees in the agreement.

Judging the number against your actual numbers

Compare any management quote against two figures: what your property should be renting for today, and what a month of vacancy costs you. Both are knowable. Our free rent estimator gives you the first in about a minute, and the vacancy math is straightforward once you have it.

If a manager cannot explain how they arrived at your rent number, the fee conversation is premature.
