Neighborhood Matters: How Bend Quadrants Move Rent by 20%+
A 3-bed in Awbrey Butte and a 3-bed in La Pine can be priced over $1,000/month apart. We unpack why quadrant and neighborhood are the single biggest signals after bedroom count.

Why "3-bed in Bend" isn't a real comp
The single biggest mistake we see owners make is treating Bend as one market. It isn't. After bedroom count, the next-largest signal in our scoring engine is neighborhood, followed closely by city quadrant (NW, NE, SE, SW). Together, those two factors routinely move comparable rents by 20% or more.
A concrete example
Two 3-bedroom, 2-bath single-family homes around 1,600 sqft, both built in the early 2000s, both with attached garages:
- Awbrey Butte (NW Bend): typical asking rent in the $2,800–$3,200 range, often leases in under 14 days during peak season.
- La Pine (south of Sunriver): typical asking rent in the $1,800–$2,100 range, often takes 30+ days to lease.
Same property type, same bedroom count, same bathroom count, similar square footage. The market will pay roughly $1,000 more per month for the Awbrey Butte address. That's $12,000 a year — and that's why neighborhood weighting matters more than any national average.
How quadrants work in our engine
For Bend specifically, we apply a 3.0× weight to comps that share both your quadrant and bedroom count. This prevents the engine from "averaging away" a great Old Bend cottage with a 1990s SE Bend ranch. It also prevents the opposite — overpricing a SE Bend rental against NW comps just because they're nearby on the map.
What this means for you
If you're pricing a Central Oregon rental from anything less precise than your specific neighborhood and quadrant, you're either underpricing (leaving thousands on the table per year) or overpricing (paying for it in vacancy days). Run an estimate that respects where your home actually sits.
